Lagos Land Prices in 2026: Ikoyi vs Victoria Island vs Lekki vs Ikate
There is a story Lagos tells itself about land, and it goes like this: buy the best address you can afford, hold it, and prestige will do the rest. Ikoyi over Victoria Island. Victoria Island over Lekki. Lekki over Ikate. The further down that ladder you go, the more you are supposedly gambling.
The numbers for 2022 to 2026 say almost the opposite.
Over those four years, the most expensive submarket on Lagos Island — Ikoyi — produced the weakest land price growth of the four. The cheapest entry point of the four, Ikate, comfortably beat it. And Lekki Phase 1, sitting in the middle of the price ladder, quadrupled. If you had ₦100 million in 2022 and you chose your neighbourhood by prestige, you almost certainly underperformed a neighbour who chose by arithmetic.
